Short Term Rental Direct vs staying on Airbnb only
This is not an Airbnb replacement, and be suspicious of anyone who says it is. Airbnb owns the search demand, the traveler habit, and the trust a stranger needs before handing someone their card. Nothing here changes that. What changes is what happens to the guest who already knows you: the repeat stay, the referral, the person who found you on Airbnb once and would rather deal with you directly the second time.
What changed on Airbnb
Most remaining US Airbnb hosts moved to a single 15.5 percent host fee on 15 September 2026. Hosts on property management software move on 13 October. On a real single property statement, that takes the host fee from $1,490 to about $7,765 a year. That is Airbnb's own announcement, not a third party estimate, and every figure on this page traces back to it or to the receipt on our front page.
What a moved booking is worth
The honest number is not 15.5 percent of everything, because not everything moves. For most operators, direct bookings are a minority of revenue, not the majority, once your Airbnb listings are up and running. The fee only falls on the booking that moves.
| Booking model | Fee | Per $1,000 moved |
|---|---|---|
| Airbnb, single host fee | 15.5% | $126 kept |
| Booked direct, our Stripe fee only | 2.9% | $29.30 paid to your card processor |
The full worked receipt uses a real 2025 Airbnb host earnings statement, not a hypothetical one. It is on the front page.
This only pays for itself if a meaningful share of your bookings can move. If none of your guests are repeat or referral traffic, Airbnb's search is the whole reason you have bookings, and paying us would be paying for a door nobody walks through. The fee calculator is there so you can find that out with your own numbers before you pay, not after.
What Airbnb still does that we do not
- New guest discovery. Airbnb's search brings you a stranger who has never heard of you. We only convert someone who already has. Keep your listings up, because this does not replace them.
- Reviews and trust signals. A new guest choosing between strangers leans on Airbnb's review history. A guest booking direct with you does it because they already trust you, not because a star rating convinced them.
- Dispute mediation. Airbnb arbitrates disputes between guests and hosts. Booked direct, the dispute is between you and the guest, under whatever your own rental agreement says.
What we do that Airbnb does not
- The fee does not rise with your portfolio. Airbnb's percentage applies to every booking, forever, at any scale. Our top tier is a flat $349 a month whether you run eighteen units or a hundred and eighty.
- You keep the guest relationship. The booking runs under your business name, in your own space in the app, not on Airbnb's page with Airbnb's messaging and Airbnb's rules about what you can say to a guest before they book.
- We take zero commission at any volume. That is structural, because we are never in the payment path to take it from.
Who this page is not fair to
If you are early, with no repeat guests and no referral base, the arithmetic above will tell you not to buy. Listen to it, not to this page. If something above is wrong, or Airbnb's fees change, email hello@shorttermrentaldirect.com and we will fix it.
