Short Term Rental Direct vs Lodgify
Lodgify is direct booking software, the same category we are in. It also has a channel manager and a website builder, which we do not build. An earlier version of this page compared fee structures, because Lodgify's cheaper plans used to add back a per booking fee that direct booking software is supposed to avoid. That is no longer true. Lodgify has dropped the per booking fee from every plan since this page was first checked. So the comparison now is pricing model: Lodgify charges per property, and we do not.
What Lodgify actually charges
Lodgify now has four plans. All are billed per property and none has a booking fee. Basic is $14 a month, Starter $26, Professional $42, and Ultimate $62, all on annual billing (roughly $18, $33, $53, and $77 on monthly billing instead). Every tier's pricing page says "0% booking fee." Basic gets you a synced calendar across Airbnb, Vrbo, and Booking.com. Starter adds the website builder and payments. Professional adds Google Vacation Rentals and automated messaging. Ultimate adds task management, owner statements, a guest app, and a free Turno subscription.
Every plan is priced per property, so the bill grows with unit count. Ours stays flat inside a tier's cap. At 3 properties, Lodgify Basic runs about $42 a month total; at 10 properties, about $140; at 20, about $280.

Lodgify figures come from its own pricing page (lodgify.com/pricing), fetched directly and checked 2 September 2026. An earlier version of this page could not fetch that page and relied on secondary sources, which is part of how the stale 1.9 percent fee claim survived. Direct sourcing is now confirmed working.
Lodgify Basic, at $14 to $18 a property a month with no booking fee, is cheaper than our Solo tier at 1, 2 or 3 properties. If you need channel management across Airbnb, Vrbo, and Booking.com, Lodgify's cheapest tier is a good, cheap answer, and it does something we don't do at all. Our flat price starts winning on dollars at about 14 properties against Starter and about 25 against Basic (25 times $14 is $350, against our $349). Inside a tier's cap it never multiplies the way per-property billing does.
What Lodgify still does that we do not
- Lodgify builds and hosts your actual booking website, with property pages, photos, and a booking engine. We are the booking and payment machinery inside your own app, not a website builder.
- It also syncs calendars and listings across OTAs, which is channel management. We do not touch your Airbnb or Vrbo listings.
- It has operated for years and has a large customer base. We do not exist yet.
What we do that Lodgify does not
- Lodgify prices every plan per property. Our Unlimited tier is one flat price at any unit count, which matters once you are past a handful of properties.
- The founding rate does not rise. It is locked for as long as you stay subscribed, and the deposit terms say so in writing.
Who this page is not fair to
If you want channel management across Airbnb, Vrbo, and Booking.com, or a real website builder, and you run a small number of properties, Lodgify is likely the better and cheaper answer, not us. Its cheapest tier now costs less than our Solo tier at 1 to 3 properties, with no booking fee either. We do not build a website or sync your listings across platforms at all. Lodgify does both. This page is built from Lodgify's own published pricing, not a trial account, so it can't say how the product feels to use day to day.
